A cut above. It's hard to beat this ultra-convenient setting for a long-term stay, adjacent to the Potomac River, Georgetown and the monumental core of Washington D.C. Perfect for Georgetown and GWU grad students, visiting scholars and other discerning travelers. Five minutes' drive to the White House. Sorry, no pets, No inside smoking, No haggling. The building provides central heating and air conditioning, not an individual thermostat. The apartment will be available starting on or about Dec. 18, 2023, for a long-term stay. The unit features contemporary decor in a leafy, resort-style complex, two blocks from the Rosslyn metro stop. It's an ideal spot for working in D.C. -- only minutes' walk to metro, bus, bicycle- and electric scooter-sharing stations and Zipcars. An uncommon collection of major attractions is within very easy walking distance, along with plenty of restaurants, coffee shops and convenience stores. The fifth-floor studio showcased here features gleaming bamboo hardwood floors, tiled galley kitchen, granite countertop, wall-mounted 43-inch 4K Ultra High-Definition LG internet-enabled smart TV, built-in desk, marble bathroom vanity, oak-clad bookcases and other built-ins and upgrades. The TV can log into any of your video streaming accounts such as Netflix, Amazon Prime, Hulu, Disney, YouTube, etc. It also pulls in some 200 other, free, streaming channels. The apartment is 401 square feet (37+ square meters). It includes its own, dedicated, individual Wi-Fi network speed-verified (by Airbnb's new third-party measurement tool) at a fast 333 MBPS for downloads. Also available is a building-wide network as a free backup. The highly popular River Place South building houses the community's sprawling fitness center with late-model cardio and strength equipment, stretching area, sauna and steam room. Free fitness classes typically include Yoga, conditioning and Tai Chi. The apartment itself is sunny with an extra-large, high-efficiency, double pane, wall-to-wall picture window and a charming, village-square-like view. Other draws: a roomy walk-in closet; built-in media center and bookcases. It's fully furnished in contemporary style and fully equipped, including hair dryer, microwave, coffee maker and DVD. All kitchenware and linens are provided. From the apartment, you may stroll across the picturesque Key Bridge to D.C.'s Georgetown neighborhood of ethnic restaurants, lively clubs, movies and riverfront entertainment plus Georgetown University. Also within easy walking distance is George Washington University and Theodore Roosevelt Island, an 88.5-acre nature preserve in the Potomac, crisscrossed by trails and a boardwalk that zip you from the urban environment. The River Place South building is by far the most updated part of the gated River Place community. A front-desk concierge is on duty seven days a week in the sparkling, ski chalet-like lobby. Community amenities include the resort-style outdoor pool with lap lanes and Jacuzzi-like hot whirlpool (open from Memorial Day until a week or two after Labor Day). In addition to the in-house health club with late-model cardio and strength equipment and stretching area, River Place boasts an early-opening, late-closing, on-site grocery store open until at least 11 pm 7 days a week; hair salon; picnic tables and barbecue grills. On-site parking is available from third parties by special arrangement typically @ $110 to $130 per month, depending on whether garaged or outdoors. Washer/dryers are located on the building's first floor, operated with a convenient downloadable app. Substantial improvements have been made to the building in the past few years, including an all-new lobby and mail room; new roof; all new double-pane windows; four new elevators; new hallway carpets: and a laundry room makeover. The River Place South building overlooks the Potomac River and DC monuments on one side. Elsewhere, it faces the Iwo Jima Monument National Park, home to the storied sculpture of the flag-raising by U.S. Marines during the World War II Battle of Iwo Jima. This studio enjoys a resort-style view of the complex's front lawn -- complete with its barbecue grills and picnic tables -- as well as an occasional food truck spot and pool-side sunbathing. The property lies close to jogging and biking trails along the Potomac, upscale shopping in nearby Clarendon and Georgetown, and acclaimed restaurants. Check out the terrace of the nearby Quarterdeck, a colorful crab shack noted for Maryland Blue Crabs, crab cakes, oyster sandwiches, clam chowder and a tart, frozen Key Lime pie. Zipcar and Capital Bikeshare stations are within seconds' walk of the gatehouse that controls vehicular access 24/7/365 to the attractive campus of four sturdy, medium rise, red brick buildings. For touring, the location is perfect: the Rosslyn Metro station is a junction of the Orange, Blue and (newest) Silver metro lines. D.C.'s Ronald Reagan National airport is a straight shot by the metro's Blue line. Dulles International Airport is direct via the Silver Line. Likewise, the Pentagon is direct, via the Blue line. And it's only one stop on the Orange line to DC's Foggy Bottom Metro station -- close to the campus of George Washington University, the John F. Kennedy Center for the Performing Arts, the U.S. State Department and the World Bank. Restaurants, coffee shops, Target Express and Safeway supermarket are just around the corner from the apartment -- on or next to Wilson Boulevard, Arlington's main thoroughfare. It'd be hard to find a more conveniently located spot in the greater Washington D.C. area. NOTES: The D.C. Circulator bus runs among Dupont Circle, Georgetown and Rosslyn. For no more than $1.00 a trip, you may hop on the Circulator at the corner of 19th St. N. and N. Moore St. -- about seven minutes' walk from River Place -- and shoot across the Key Bridge into D.C. For the return trip, pick up the bus in Dupont or Georgetown. Buses...

Other Details to Note

The building's management office requires that you register as a resident. This entails a one-time $25 charge per person payable by check or money order, not cash. We'll take care of this charge. Such registration clears you to use the in-house gym, outdoor pool, free fitness classes and other community amenities. It also yields a personalized electronic key fob to streamline access to the building. A completed lease agreement, to be signed by both parties, is required to register as a resident. The building uses central heating and air conditioning, not individual thermostats. No smoking & no pets, per the housing corporation's rules.

The connections are easy here. It's two blocks to the Rosslyn Metro station, a hub of three subway lines (Orange, Silver and Blue). Wait time for a train into D.C. is minimized by the frequent trains coming through the three-line junction. It's a straight shot to DCA Reagan National Airport via metro, and to Dulles International Airport via the new Silver Line. River Place is only one stop by metro to D.C.'s Foggy Bottom station -- the gateway to George Washington University, the World Bank, and the Kennedy Center for the Performing Arts. It's a short walk to DC's trendy Georgetown area across the Potomac River. Excellent bike and jogging trails, including easy access to Roosevelt Island, a nature preserve in the Potomac.
